If the tenants pay their own and they find out they have unknowingly been paying for common area electricity, you will probably have a huge headache and end up writing some unpleasant checks.It's fine to charge them for a share of common area electricity, and in fact it's common practice, providing it's written into the lease.

I would think to myself, "I am buying their UNWANTED property, and I am buying it at a FAIR price." or,"It's not that I am truly buying at 60%-70% on the dollar, because there is no way retail buyers will pay the ARV price for a property in this condition!

Nothing worse than unwanted guests at the front door on a sat afternoon or some telemarketer calling about a "great opportunity" to purchase a worthless timeshare or security system. (^_^) You politely try to tell them you aren't interested before they even start their sales pitch.

I can't wholesale a property without full disclosure of the situation and my MAO was under 250K.I explained why.Regardless of which approach they take to selling this unwanted inheritance (with no equity, owing over 300K, and their own property as collateral)--either selling below ARV and refinancing their arm loan to release their property; or having an agent put it on the market--they're still going to owe a good amount (on the home to to the agent) after the sale.

We've done a few of these using "standard" shipping containers modified to provide two units per container in "unwanted" locations - along railroad tracks, odd-shaped properties, and even old parking lots.
