If you only show up in a recession or when there's "blood in the water" it will be difficult for brokers and owners to take you seriously as a reputable buyer.

I have never tried suing for back rent or attorney expenses because you can't get blood from a rock.

I’ve actually wholesaled a few properties to some friends that live in South Tahoe.... they’ve done really well... especially as a newbie.... this type of investment will be much easier on you’re blood pressure.... but then again... if you can spend 100k- 150k id just look to Sac, Boise, or other places closer to you.If you do decide to invest here.... you’ll probably want to visit out here a few times.... go to a few meetups.... and then, if you’re comfortable with the idea, pull the trigger.

It makes my blood boil when I read some of the inane posts here requesting info on how to put unknowing individuals into 2nd positions loans for their flips when neither knows absolutely anything about lending, or the associated risks.

On one unit properties, the full downpayment can come from a blood related family member, which includes uncles and cousins.
