About 10 years ago he asked us if he could store his furniture for a few days as he was having trouble with his roommates, and was looking for another place to rent.

I lucked out (I say lucked out because I didn't know what seller financing was) by purchasing my first home in San Francisco using seller financing and I househacked it (didn't know what that was either) by renting by the room to my old college roommates. 

Since you are single and able to go the roommate route, I would take advantage of that.

When negotiating things like pets, late fees, adding a roommate, making improvements etc. if I have to say “No” I just reference the lease or say it’s against our business policy.

Everything came back with no problems or concerns so I rented to the two roommates.

Roommates can be trying.  

Tenant agrees to keep common areas clean, do their dishes within 8 hours, keep noise to a minimum from 10pm-8am on weeknights, respect the right of other roommates to enjoy the house, and resolve any disputes with other roommates in good faith."2.

Looking back I regret not having house hacked with roommates when I was still in roommate mode.
