I would make sure you have a renewal clause in your lease of either 90 or 120 days prior to the expiration. 

You also need to give them proper notice that their lease will not be renewed so if their lease ends Nov 30.. and it has a clause of 60 days for notice,, you'd have to give them notice before end of September of NON-Renewal..

The property still needs management as leases renew etc. 

Download you state landlord tenant laws.If you give notice of non-renewal,, give proper notice.. prior the the first of the month..So before September 30th, for them to be out end of Nov..

Chances are, even in a renewal, your going to be paying leasing commissions of 3 - 8%.

I've heard it's rarely a good idea to file a claim against insurance because it can raise rates or cause insurance companies not to renew the policy. 

It's very cheap here in South Carolina ($110 one time fee), but I hear California is quite expensive and includes yearly renewals.   

I think I’d reconsider renewing this persons lease .
