The underlying assumption is that banks can't wait to kill performing loans in order to take on houses for the great  privilege of having to now PAY often quite considerable  property taxes.

I foresee people getting more rent allowances (such as Section 8) and more government sponsored programs for the "under-privileged."

Hello Investors,Every savvy real estate investor is seeking off-market properties, there are literally thousands of companies hiring "house hunters" to pad their portfolio, and I am experienced at finding vacant or bank owned properties by simply driving around, but my driving privileges have been suspended and I am desperately in need to keep my income coming.

If paying a premium for the privilege of not going to a bank excites you then the MLS will work just fine.If you want discounted terms you need to become a problem solver.

You could even pay them a small management fee for the privilege. 

Then tell them no.Many may think that is a A hole approach as a landlord but in reality you will ultimately regret ever saying yes, tenants simply take advantage of and abuse any privilege you allow them.

Is it just a room or a room with kitchen privileges?

On one side "water included" will attract more tenants but it will encourage the abuse of that privilege that @Joe Delia is talking boutOn the other side adding a separate water fee may be difficult to collect but will make the tenant more cognizant of water costs.I think ultimitly I will have the water seperated but this would be a fix in the mean time while I am living there.

If you didn't ask for help at any point in your career, worth mentioning is that we all share this planet together and that helping one another is much more a privilege than it is a burden.
