Chad Hi..Thank you again..I going to dare another question.I in buying a property, which needs TLC ( I am OK with doing)..the selling price is lower than my minimum loan amount...so I don't want to just offer 10 or 15k over the price..I asked realtor to ask seller to make improvements or buy appliances and I will make that hugger offer justifiable..seller seems not to want to do so..

I have 15 years of REI experience, and part of that experience was buy and hold out of state, and wouldn't dare try this ... way too many ways to get ripped off or make a unrecoverable mistake, so far too risky for me.
