Hi @Theodore Arzt yes sometimes they have a property manager or the owners wife, so the name wont match on the town records.Usually the ones that are this sketchy from the start don't make it through to the end like you found out.The rental market in Connecticut slows down a bit this time of year.Is your rental priced competitively? 

This is value add opportunity- rents had previously been under market value (450/month) and since acquiring the property and renovating it, the management team recently raised the rents to match market value in the area (525/month) The property is projected to generate over 25k of monthly income, a cash flow of almost 11k a month, and the annual cash on cash ROIis projected to be nearly 32% This would be my first large multi-unit apartment deal and I’m looking to either obtain a commercial loan for the property or (ideally) find private/hard money lender that would might also (eventually) serve as a partner/mentor/associate/eventual first to a smart, hardworking, and ambitious young real estate investor.

The agent should match or at least align with your answer...if not find a new one.

We can increase rent to match the area, but it is already cash flowing.

And even though it might be technically possible I'd always recommend that you make the deed match as closely as possible to even avoid questions.The other way it could work is with your lenders permission to let you sell as the LLC and buy as the LLC and then dissolve the LLC. 

Life punishes those who are vague, so have your goals be of what, how much of, and by when kind of things from there it is creating the plan to match the goals and working backwards and fighting to attain them.

@Jonathan Cox don’t forget that there is a match on your TSP contribution up to 5%.

I have found that their is no match to the flexibility of Podio, especially when paired with a marketing-automation powerhouse such as ActiveCampaign.
