Not to mention the taxes are ridiculously high down there so watch out for the tax man as well on this type of deal....    

@Katya Holrigien I am still learning how things are done here in the state, but when I, as an owner of a personal property in Canada, was selling prior to moving here to the US, my new husband had to sign some sort of Dower release.  

By no means am I a expert; I just know the lay of the land, with growing up here and watching the market and by buying and having rentals over the last couple years. 

There are numerous people who even I (a new investor) can help out with what I've learned.

I've also started to venture into parts of Iowa and some rural areas anchored by a large employer.

By doing it yourself, you are much closer to mastery (I think the final test of mastery is teaching someone else) and I think falls somewhere in line with the the old "catch a man a fish..." lesson.

Part of the reason we couldn't act on the first one we missed is that *I* as a 'person' cannot make an offer to purchase and then assign that offer over to the SDIRA or LLC.... that would  be the SDIRA 'benefiting' from my individual 'person' having made that offer - a big no-no.Once we got things set up, we funded the SDIRAs/LLC  with enough funds for a down-payment that was high enough for the most expensive property we would be considering.
