@Scott Meyers  I have no where near the experience you have in storage I just owned a little boutique one in Portlandia.. it had 44 units and 7k of office above them.. nice building.it was on the river so I condo platted it and sold the storages to all the house boat folks who lived across the levi and turned the office space ( which was a bear to rent) into climate controlled storage wine and such.. then sold those off individually to other higher end type folks.. we did quite well on this project..

And those costs can change depending on what state you are in.In WA, the fees are as follows: 1.75% Excise Tax ($12,994 on its own, happens cause we have no state income tax in WA, most states do not have this cost in real estate), Escrow/Title Fees, property taxes, and real estate commissions 6% ($43,800).If you just take the excise tax and real estate commissions thats $56,794 in FEES for just selling the house.

WA has a steep excise tax on transfers as well, about 1.78%.

He wants to do an RTO with you most likely because that's what he knows and he doesn't want to pay the sellers closing costs (excise tax 1.78%, title, escrow & recording) out of your down payment.
