got under contract for 47,000 in Cedar Rapids but missed a few things first time through. it's on a slope concrete block foundation small kitchen is added on and no foundation at all.floors are not level the floor plan is all wrong it's a 1900 build don't think it had indoor plumbing originally. so total gut job. might add I'm using hard money on this.now the good points it's on a1.13 wooded acres lot, and houses in neighborhood with 1/4 acres lot about same size age etc are listed around 200k. so any one know of a foundation contactor in CR that does that work?

Here are the detailsBuilt in the 1950s, bungalow style home, pier and beam. 2/1 main house, 1100 sq/ft with a 2 garage/apartment in the back, 700 sq/ft, 17,500 sq/ft lot. 3 car carport in front of garage.

Home was built in 1932 3 bed 1 bath full basement needs work of course bad neighborhood 1 car garage its a craftsman style home ugly yellow paint on exterior....SEV is 72,000.00....comps range from 39,000.00 to 99,000.00 assuming all 20,000.00 is used to rehab my fear is it will sell for 45,000.00 but not much more and I won't make anything on the deal?!
