Why did you not BRRRR this property, seems like that would have been a good investment, but obviously everyone has different issues/strategies going on with their business plan.Please don't take these questions as harsh or criticizing please, just curious of this scenario for learning purposes.

So long as the property isn't chemically contaminated, they'll take the house and just knock it over.2) They buy 50 properties sight unseen, knowing that a handful will be absolute disasters, but the law of large numbers are in their favor that the ones that's aren't terrible can be purchased cheap enough to where it doesn't matter.3) They have a rehab crew / contractor and they just need a junker property to keep them busy on days when they aren't working on another major project.

There chemical treatment quote is any where from $600 to $1,200 per unit and we are talking about 600+ SQF units.

I bought some of the roach killing chemicals/gel etc that I found recommended in a post on BiggerPockets, so when I get that in I will use it.Although today I didn’t see any roaches, so I will keep cleaning and wait til I see more before I determine if I should kick the tenants out.
