It's a low hanging fruit and the returns beat the country average. 

I think that is the way I am going to transition to doing less: pick the low hanging fruit by contracting the things where my labor has the least advantage.

If there is no low hanging fruit in your market that means you'll need a better education and understanding of some of the basic tricks, changing use, function, utility, market assessment, costing and valuations, that doesn't come out of guru books or podcasts, forums or blogs. 

You have to decide if it's worth it to put in all the time, money, and effort necessary to pursue this one property or if those resources are better spent on pursuing lower-hanging fruit. 

Build a team, never know when team members feed you deals.take advantage of flip opps to create cash..Buy rentals is you want to be in the rental businessEnjoy the fruits of your labor.. !!!

However, the fact of the matter is that you came, you saw and you conquered this wildly project.Yes, it's a lesson to all REIers....new, seasoned, young or old.I am happy to know that you and your family are enjoying the fruits of your labor.Now, you can basically utilize your house as an ATM and withdraw cash to fund your next flip or buy and hold initiative.This is a good story to tell and was worth reading.Good luck with your future endeavors.BTW, it would be great to see those before and after photos if you have them.

Who knows why these things are there, it could be that everyone's picking the low hanging fruit.
