Obviously, competition up here may be vastly different from different NFL stadiums' surrounding areas since GB fans are nuts.

So the only value proposition you bring is you found the deal and will marshal it but you have no skin in the game other than time.. that is the hurdle you need to over come.Personally since I am the person your looking for I would not do this for someone who is knew.So to that end I would be looking for a equity partner FIRST.. get some deals and experience then you can go fishing for gap.. you can show them your done deals and your success's. and you will have some capital to put in even if its nominal.so this Gap theme is just soup de jour for I have no money and trying to do no money down 100% leveraged deals.

I have a rental in TC and would agree with you that the market is nuts up there!

But I like your spirit and you will no doubt find some niche.. just don't underestimate those HML who have been doing it for years they are tough nuts to crack or their clients are is more like it.I was out today with one of my long time Real Estate broker associates we have been doing business for 10 to 15 years not lender borrower but he brings me lots and sells some of my homes. 

So many questions I feel like a small fish in a huge ocean trying to find my way along..

I have listened to the BP Podcast for a couple months now as well as others and have read their guide to real estate for beginners and a host of other books.I am an avid outdoorsman (hunitng/fishing), traveler (24 countries), and coach high school football.

I really like The Real Estate Recipe: Make Millions by Buying Small Apartment Properties in Your Spare Time (Nuts & Bolts Series) by Brian K Friedman, and Multi-Family Millions: How Anyone Can Reposition Apartments for Big Profits by David Lindahl to name a few, but I have gone to Amazon and purchased a bunch of cheap kindle books that have a much more realistic view with out all the hype.
