I did not consider the tax element either with this so thanks. 

The website is clunky and not user friendly at all, but if you tinker with it and figure it out, there is a wealth of free information for doing environmental due diligence on properties there. 

Once a vaccination is found and mass produced, and the people get back to work and moving forward with life, certain elements will bounce back quickly.

Make sure everything is clean, look in cupboards, check the oven to make sure it is clean, turn on elements to make sure they work, check toilets and sinks/tubs to make sure everything works, windows/doors/cupboards. 

For example, let's say 3 months after you draw up your option, you learn that there is an old, covered environmental waste disposal site 100 feet from your property line that is causing cancer in tenants.
