This investor only had one exit strategy and when it wasn't working for him, he didn't know what to do so he just sat on the properties until all the hard money interest ate up all the profit on the deal and a good portion of my investment money.I learned how to keep the money from the investor separate and not commingled by having all the investors money either go directly to the title company or to the contractors.

Ferndale and Royal Oak have great bars and restaurants, Belle Isle is scenic and quiet, Detroit has beautiful historic homes and great museums (thank God the DIA kept it's collection), and you can really feel the excitement that is building around the cities rebound.

My property manager either approved the tenant to use those rents for other months without telling me OR she had set up her system in such a way that the non-payment of rent ate into the pre-paid rents when no actual rent was coming in.
