As an old civil engineer I’m not confident that all those penetrations through shingles and membrane would stay water tight.  

I’ve watched multiple videos on the Biggerpockets channel and it's given me a bit more confidence.

And there is zero equity buffer to protect your loan either, meaning the loan to value (LTV) is 100% which is super risky.I'm sure there are some that are confident in going this route because they know and trust the borrowers they gator lend to but people fail people they know and trust all the time -think divorce rates are low?

I think practically its best to just find someone you are confident you can trust and stick with them.

Confidence in underwriting came with experience and continuous learning, enabling me to adapt to ever-changing market conditions. 

I have some practice in finding deals but until now I have not had the confidence in myself to execute.

Hi @Ndu Nwachuku not sure where you got your information from, but I can say pretty confidently that area will not be getting any improvements and values will not improve commensurate with the rest of the Orlando MSA. 

It's naturally much easier to review deals and approach them with more confidence from there given that you don't live here.
