Parts of Logan are in the ADU Pilot area where you can potentially add a legal basement unit or coach house to obtain the necessary income.

Being an agent can be very lucrative for a young hustler who joins an experienced real estate team and takes all the coaching and training, but being an agent is also WAY more work than most think.

I'd like to take the next step but would really appreciate having a resource or a coach to provide guidance or recommendations, at least to get the ball rolling. 

Only kind of joking... but considering a paid coach might be a good idea.If you want to be mentored by a family friend, ask "How can I help?"

We did this through the paid coaching space to get us started and it helped immensely.

I know I know this is super cliche and I said for years that its BS....but then I joined a coaching group....and started running with people in there....Even if they are not in real estate, just being around people that are motivated to go places helps your mindset. 

I had to coach a mortgage broker that I was working with, a so-called VA specialist, on exactly the criteria you're citing.
