. $25k to a contractor is a drop in a bucket vs $25k to you could be sleepless nights. i wouldn't be having fomo (fear of missing out) given current events. if the deal was that good, it wouldn't be on the mls in the first place.  

I think I will wait a few months and see how the market behaves with starter homes.

The courts can be expected to favor tenants in the aftermath of this mess, so behave better than your non-paying tenant deserves.

Account Closed The biggest issue that you may be having as anew wholesaler is that you're trying to compete in a market with a lot of other new wholesalers as well as the experienced ones.
