You don't have to do a title search this will be done prior to closing but it would be useful to check with the county auditor, usually available for free on line, to see if back taxes are due.

Here are a few pointers, - Background Check, Criminal record, eviction record, credit report, bank statements, previous landlord referral (look up the property on the auditor to verify that it's not their friend). - Ask them what they can share with you.

And I think they also feel better of showing an auditor a rate/term refi as opposed to a cash our refi given that these loans are all being kept in house and on their own books.Cash out refi on investment properties still has a negative connotation these the bank is taking more risk than a rate/term refi.
