There is a set time for the agreement, so if you can't give 30--45 days for the agent to find you the right deal, or don't trust they can/will, then move on to the next agent.By entering into an agreement with the agent they become your fiduciary, and as such will represent your best interests.

However, as I mentioned in my original post, my immediate goal is to move out of our current townhouse into a larger single-family home that better suits my family’s needs (we have a baby and a big dog).

I'm looking for another STF property that doesn't need to be rehabbed (which makes wholesale properties, BRRRR properties, and a lot of "Creative Finance" properties POSSIBLE but certainly less likely to work cleanly). 

I've heard of where some coaches or courses weren't geared for newcomers and would like advice on a good land flipping coach that's not going to require to give them an arm and a leg but will really help me get started. 

The property has 7 acres with a 3/2 main house and a second separate 2/1 house (which also needs renovation) with its own drive.  

But, they have ZERO liability for the performance of that tenant.Second, 97%+ have no idea on how to screen a tenant, other than income = 3x rent and a credit score.

We buy mostly almost move-in ready, less work and a larger basis for cost-seg.

I don’t understand how you can have 13 rentals that are paid off and a primary residence that is paid off and still need more cashflow.
