Any tips on buying my first house/ future rental property in the Orlando FL area?

I really feel for my Las Vegas, Orlando, NY friends.

I'm looking for property in Tampa area, Treasure Coast, and Orlando. 

Currently looking at Tampa and Orlando for local projects and would like to educate myself more on Tulsa, Fayetteville and Oklahoma City.

I primarily assist investors purchasing vacation homes here in the Orlando area, but I also handle the short term rental listings for a select number of vacation homes on HomeAway/VRBO and Airbnb primarily. 

Add that to the high number of hourly and tip-dependent workers in tourism and restaurants, and the Miami-area ends as the third-most economically exposed cities in the U.S.For the local multifamily market, that may spell trouble.The study, San Francisco-based apartment search platform Apartment List, ranked the Miami metro area of Broward, Miami-Dade and Palm Beach counties just behind Las Vegas and Orlando when it comes to the size of the population most at risk economically from the coronavirus crisis.

Example:  I'm in Orlando and just wrapped up a rehab project intended for STR, but then figured we'd be better off renting it as a LTR for now given dour economic outlook.
