I great at different points of my life to write down my goals with all the needed components, such as specific, measurable and having a time limit...the problem was that I quickly forgot to pay attention to them and stay focused on them.I'd heard @Brandon Turner talk about the 100 Day Challenge on the podcasts and I decided it was time to sign up. 

I think actually looking at other units and ads (see exactly what the amenities are and what is included) are ideal measures. 

Arbitrary option fees can be predatory dealing because an option contract has a measurable and determinable value, there are appraisal techniques to determine the value of a real estate option.

In addition to the safety issues you also want someone who is a pro at this to come out, measure and order just the right combination for your units so that you don't have any heating problems.

If you meet with a contractor that doesn't have a pad of paper, tape measure and/or laser measure, a ladder and a source of light lol kick them to the curb or expect a large change order once the project is started.

At some point you have to measure the value of your time.  

I might still have the flyer, but no other measures were taken. 

Rerun your numbers with a 20  economic vacancy allowance and see how the deal measures-up.Remember, you are paying the vendor for how s/he has run the business, not for any performance improvements you may realise.

There are laws pertaining to smoking outside, as others point it out, there are measures for this, like only backyard smoking and no cigarette butts on the ground, the weekly gardener should be able to get take care of this though, put all the fines together and in order.
