@Gabriel Esparza I have not looked into hard money in depth since I had the cash to use on my first two purchases but I'm aware of that possibility and I'm at that point where I'll need to explore it as an option moving forward.

Hey @Eric Gabriel if all the info you have shared here is indeed correct then I would say go for it!

@John Woodrich & @Gabriel Leake FHA 203K loans do allow for rehab amounts over the 35K amount, they just have additional restrictions.
