They look at real houses so you can work alongside them and learn the process. 

I’ve been able to work alongside my parents a lot which is awesome, but apart from that all the time dedicated does feel very one track minded towards trying to build wealth, for better or worse.

You may have to interview multiple until you find someone who shares the same goals, and has similar experience working as or along side investors.

The question is how do they all fit together and work alongside one another?

If it is over priced and the rents are below market, run the numbers with where the rent is currently at and share that alongside the offer.

The difference between that and what you're asking is if you plug 2019 rental numbers in most markets, alongside 2022 housing prices, you will get a negative CoC because you will be losing money. 

I'd be willing to work along side with someone who's a real estate investor to see what things they deal with, help them out while I'm learning day-to-day actions along side an experienced investor.
