My standing orders are to spend no more money (because investor 1 needs to approve big expenses) with the option to cancel the original agreement and buy out the house for cash.Big issues outstanding: $2-3k driveway asphalt replacement, $2-6k HVAC repair or replacement, $1-3k plumbing and gas line permitting issues, $1k in washer and dryer appliances (assuming we install any), 1-2k in misc cosmetics (landscaping, staging etc.)WHAT WOULD YOU DO?

A friend of mine signed a lease with a management company under the premise they were going to install a washer/dryer for him in the unit post move-in. 6 months later and he still has no w/d.He's complained and asked for a reduction in rent but the management company hasn't budged.

My current tenant is military as well and so far pays every month on time and is keeping the house up as if it was her own.I chalk this up to experience :) I knew nothing about renting and learned many lessons with my first lease.

I'm a new owner and trying to come up with budget on what I should fix now or put on the back burners.The building is newly painted but the front and backyard is nothing but dirt.I need a new roof, 2 2 car gargage doors( right now the garage are used as storage and not parking) and the laundry area has only a washer.(4 unit building) I need a new roof which cost 20k or to repair the roof will cost me 4k.
