Prospective tenants are notorious for making appointments and then not showing up, often making showings a complete waste of time.Also note that showing properties is considered practicing real estate (if you're doing it for someone else, for compensation) in most states, so you have to be very cautious about allowing unlicensed staff to show units.

Wholesaling as it's commonly practiced by unlicensed people is illegal in most (perhaps all) states.I'd be sure to have a real estate attorney go over your contracts and be sure that your deposit funds are held in escrow.

@Arleigh CortezArlay I have worked with many unlicensed people in California and the best advice I can give you is if you're doing the followingWholesaling: if you get an option to purchase or sale and purchase agreement and sign a contract in California, or double close, I wouldn't worry too much about that, but I would use an LLC to buy it or enter into an agreement and assignment itLease-option assignments or assigning lease  actions or wholesaling lease options: but Department of real estate in California, along with Florida and Ohio, are cracking down on people doing wholesaling lease options.
