Private lenders allow for much more exposure to a borrower than traditional banks do.

These days I bet because no one builds them they probably cost more than a traditional. 

@Jay Shah I'd recommend running the deals based upon what you could rent the house for currently as a traditional rental, if your plan is not to live in the house for more than a year or two.  

You guys mean Tick-Tock is wrong about how great this latest get rich quick scheme is?

I am fairly certain no longer needs funding, but for any others that stumble across this post since it has been resurfaced, you need to know that Unsecured Borrowing is not allowed by any traditional loan options (fannie, freddie, USDA, FHA, VA). 

One of them being "Rich Dad Poor Dad."

This is not a "get rich quick" strategy. 

BP and Rich Dad podcasts have been vocal about this niche.
