I think that rent guarantees can be tailored to fit both parties in the transaction., I am of the opinion that if there is a strong rental market, and the company feels comfortable tailoring a rent guarantee based on the company’s tracked performance in the past, it can help the investor sleep at night.

@Bang Tran You will more than likely report on Schedule C, however it's impossible to give tailored advice without seeing your previous year returns and current year information to understand your tax position.

So it's tailored towards people who want flexibility with their money and in my lists, it's made up mainly of young upward professionals who have excess cash (not a ton) want to invest in something that returns better than banks, but want the flexibility in case they have kids, get married, etc. 

You don't just contract or try to hook up whatever is out there, you need a place to put it.After you know what you need to deal in, then tailor your marketing to target what you need, go through the list Ned mentioned and weed out for the properties that can be a deal.Wholesaling is hard, just as finding any property for any buyer.

Also, any recommendations to tailor the plan to make it 'easier' while still hitting my objective of $160k cash flow in 10 years?

Here in Texas, we can use contracts other than TREC.We have 2 simple agreements for the Purchase and the Assignment, and they are tailored to this type of transaction.  

I now have to tailor my skill for this environment, but I know with the right guidance, I'll go far! 

The main point I am getting at is know who you are targeting for your various direct mail campaigns and then tailor your mail pieces to attract those people specifically.

Find out what they are looking for and what they expect and tailor your investments to meeting that need.I hope this helps.
