excellent job, kyle. i have done similar deals here in the buffalo, ny area. i actually bought one house from a tax repossession deal for $500. yes, that was $500. i put about $5000 into it and rented it for 6 years, on and off, then sold it for $10,000. not a huge profit, really, but i made my money back in rental anyway. i have bought a few around here for prices ranging from $1700 to $4100, rehabbed them and then sold them for a profit. money can be made on a smaller scale too. you don't have to spend the big bucks to come out ahead. i see a lot of people on here buying for hundreds of thousands and making thousands after rehab, and thats great, but for all those people on here who hear that little voice in your head saying " i can't do this, i don't have that kind of money", well, you don't always need that kind of money. congrats to you, kyle, and i am sure we will be hearing from you again in the future

Yes, slim chance of getting anything back but the object is to trash the tenant's credit score for the next 10 years.I even called the Governor's office and the Landlords Covid Rental relief organizations and voiced my displeasure with the covid assistance rules that require the cooperation of the tenant.
