Hey guys, I own a 4 unit that I plan on doing a cash out refi on.

My recommendation to serious real estate investors is buy an opportunity in any segment, do the math (it's all about the ROI; some investors fall for the 'commercial' is more prestigious chest thump to find that losing money isn't very prestigious at all), and plan on proactively running a business. 

My point above is how solid are your financial and management plans?  

At the time, his offer was low, and I had potential plans for that space, so I turned him down.

But I get it in the lower value assets of the mid west and rust belt cities wholesalers dominate because they spend 100s of thousands in marketing for those type of assets..

Then try to figure out if its best to have their funds go to a CRT or if we as a nonprofit can create a 403(b) plan for the investors.

The plan would be to move out after a year and rent my side out for $2,500 (market rent price).

Spend the time, make the effort, and (hopefully) reap the rewards.

All depends on what your goals are and what market fits your game-plan/criteria.
