@David A.Hi David,I know, that's the general impression out there and it is not without substantial factual basis.From a purely selfish business perspective, that sentiment is great for landlords who chose Sec 8 as a niche and learn to attract only the best Sec 8 residents.

It's been on the market for a while (which is unusual in this market, which indicates it's overpriced) but the fact that investors could think properties could get that high is representative of the overall sentiment of the area right now, from what I see.

Although this sentiment is talked about religiously and everyone knows they need to to this, there never fails to be a continuous stream of posts by investors trying to figure out how they can fix a problem after closing when they didn't do their due diligence.You learned a great lesson.
