Build process is an emotional roller coaster.

As noted above, even if you skate thru escrow, the first claim or problem and it's your A** on the line.

Or you could make custom box with rollers for cookie sheets/ a large baking pans or attach a wire basket or two for small items.

For buy and hold, my area (Bend, Oregon)is good: endless sunshine, ski mountain, 30 golf courses, excellent infrastructure, and all the baby boomers still have to retire sometime.This area has a history of roller coaster real estate prices: high highs and really low lows.

If it is old like you say it is, you're going to have maintenance problems with your doors, rollers, etc.

There is a lot of cleaning/prep to be done, and trying to coat something with all those little crevices with just a roller would be a nightmare.

Its been a roller coaster ride!
