Originally found BP from the podcast which like @Hadar Orkibi a mate of mine locally, I listen to religiously and save a number of episodes specific to my interests to go back over when I find time on the end of a paint brush ;-).

The bigger pockets podcast was sent to me by my dad a month ago and I listen religiously everyday to and from work.

Hellllooooo BP COMMUNITY, My name is Don, I am a new member to BP -although I have been reading the forums and listening to podcast religiously for the last six months. 

The rear unit has a longer term tenant and they pay $400/month religiously.

If you do hard money you need to be RELIGIOUS about your commitment to a 90 day turnaround (purchase to sale).  

Start going to them sooner rather than later, even with no to little experience you can still attend many of these meetups and you'll soak up so much valuable information and start building great long lasting relationships which are essential in this field.People will take you seriously if you show that you are truly committed and consistent, so commit to a few meetups you will attend religiously.

I started listening to the BP podcast religiously, and was reading 2-3 REI books a week. 

I also STRONGLY recommend that you start attending your local REI meetings religiously! 

Not only is it wrong (at least from my personal and religious perspective) it will eventually land you in hot water.
