For my just renovated triplex which is in a sketchy but quickly transforming neighborhood I'm installing privacy fence to create 3 privacy spaces, 2 of them using the backyard, and  one of them using the side yard.

Unique in that it's a duplex and an SFR on a lot (most multi-units in the area are brick rectangle 4-plexes, one buildling), which affords more privacy. 

That's invasion of privacy...and you can ask them, but no tenant in their right mind, that was already living in the house on an existing leas, would ever agree to it.  

Have you considered putting the half-bath in the privacy of the basement?

Through a real estate training academy we were set up with a Wyoming C-Corp with a nominee structure for privacy and asset protection.

However you as the landlord are obligated to give your tenants privacy and treat them equally, even if you don't like them.

The privacy factor you get from a SFH is something even the nicest apartment will never be able to compete with, IMO.

This is in addition to the fundamental right to privacy for the members of a transaction.

QE extends to the right to the use of the property and expectations of privacy, not just to how loud your neighbor cranks up a stereo.
