We feel guilty for realizing this after being in contract for 14 days and don't want to back out as everyone (Both sides agents, loan officer and us) have spent so much time in trying to close.

The market dictates the value of the home, since most homes in a neighborhood are built to be similar, they are essentially guilty by association.so if you have a house that the market says is worth 200K (in proper condition) and you spend an additional 200K to make it nice, that money will mostly be lost.
