The tenant lived there 3 months and paid a non refundable pet fee.  

We do not call them damage deposits, pet deposits, utility deposits, or anything else.

Pet policies, noise, parking rules, etc.

It seems like it would hold up very well to pets and renters and seems to be cost effective for people with slabs.

A few years back we rented to my folks without an agreement or deposit etc, and though it wasn't huge loss, they didn't leave the house as clean as they got it and they had pets in the house.  

Another possibility might be adding additional sources of income - renting out the common space/room in the office if you have one, to the tenants for birthday parties etc, vending machines, coin operated laundry, pet fees, pet non refundable pet deposits.

If the carpet is shot, advertise that you accept pets.  

When I rent to others with pets I charge a non refundable pet deposit AND add a monthly pet fee per pet.

We are pet lovers and have a small dog and noticed it was very hard to find rentals ourselves that were pet friendly in our area (Manayunk/Roxborough).
