I can't stand Dave Ramsey because he advises people with out asking 100 questions that you should before you give advice like this. 

Is it harder to wire a house today with a Holehog and 12/2 or Knob and Tube with a hand drill.

By poisoning the rats, you're letting them roam free into the world where people's pets can eat them, not wise. 

It doesn't sound like a showstopper to me.Did you ask the plumber if there is anything people can flush that will help keep the lines clear?

Find the people who turn dirt into pads, pads into foundations, foundations into hosueses and houses into communities.

There are easily 5-6 meetings per week you can go to and learn from people who have been in this business for decades.

While this won't stop the Gen Y and Z crowd, I think it will make it harder for people to raise money, when a company with 30 yr track records are marketing right along side the guy with 2 yrs (for a similar type of deal).

Hi Eric....STR can be tough in DFW area, but some people still doing well, while many are bailing, seeing if they can turn them to MTR or even LTR. 

You also want to go to real estate investor meetups to get reps with people who do what you want to do.
