I have a pair of friends in Paris (husband and wife) who own and operate a very successful hostel in Paris and they have visited Los Angeles multiple times in search of a Hostel to purchase as they would like to relocate here and operate a hostel.

I took out my old faithful pair of glasses that allow me to see in perfect "short sighted" vision, saw how much more money I'd be making per hour (time for money) and told myself " hey it's not a big deal I can still do real estate in my spare time, nothing is going to change ( justifying my greed and stupidity with false promises to myself) well the problem was that there wasn't any spare time.

Like Matt, with a HELOC you will only pay on what is taken out, plus you may only be paying interest during the initial draw period.With limited capital you could pair the HELOC with some private money from previous partners or family members wanting to get in, this may create even less risk for you.As far as the DTI goes I am not too sure on that but I would be careful doing a BRRR right now with the fed expecting to raise rates another two times this year.
