Dodd Frank needs to be observed.

Reportedly, most of the duplexes there are owner/occ.The general rule, as I've come to observe in the Cleveland metro, is always to flip in the great neighborhoods and to rent in the not-so-good ones.

All corporations if you observe the corporate formalities provide some liability protection, but keeping good insurance at high levels is a must in my book.

My observation of successful STR operators vs successful real estate investors in general is that the STR owners/operators have all the skills investors have PLUS they have managerial skills that are often lacking in successful non STR real estate investors (like me).

They have observed thousand of bookings across AirBnB, Booking.com, Expedia, etc and concluded customers are different when you think about price, benefits and fees.

I'd suggest watching the rainwater during a downpour to see obvious issues that you won't observe when it's dry.
