A little about myself: I'm 39 years old, married and a mother to 5 children (yikes!).

A lot of the homes in Utah have basement kitchens and "Mother-in-Law" apartments and I can't imagine they'd turn down lending on the 10% of homes that do?

For my first investment, I was hoping to quit claim, warranty deed or flat out buying a 3 unit property, from my mother, that has about 25k left on the mortgage.

There was a mother who lived in southern CA  and passed away last year.
