A medium size town on the Iowa side of Omaha, Neb....Who flips and buys and holds out there?

My medium-term goal is to own and rent 10-15 properties in the next 5 years with this method.

I'm looking for a domestic home-base in a low to medium-cost area.

For example, where a duplex or quad can secured with standard residential financing, a medium sized apartment block will require things like environmental assessments, etc... 

Once we get to a certain point (not sure what this point is yet), we will switch over to growing the portfolio through acquiring small to medium sized multi-family housing, storage units and mobile home parks.

Medium sized town, far from anywhere, but with good connecting and direct flights.

I am looking at a property that has " RD-15 Residential single family and duplex/medium density " zoning.

Through different mediums we have witnessed how real estate investing has totally changed many individuals lives and since having our daughter 10 months ago we have been slowly adapting to parent life, school, and work while learning real estate investing.

Maybe a business line of credit on the paid off properties would be a happy medium.
