Long story short, any owner-occupied property loan will require the borrower to show income that the lender can determine to be stable and predictable in their good-faith effort to confirm the ability to repay. 

I assume you know at this point but in general, the goal is the screen for a very good tenant and keep them there as long as possible.

Yes, if you had granite, you will be able to replace with granite so long as you have any sort of replacement cost policy.  

However, I happen to own 2 houses already on that street of older small 2/1s including the one next door that I purchased last summer in updated condition with a good long term tenant in place for $25k!!!
