There is a lot to consider before you buy your first property.  

I don’t intend to occupy the house as a primary residence but purchase the property as an investment property. 

I would like to purchase a three or four Plex and live in one of the units.I understand I can use an FHA loan or conventional loan with only 3 to 5% down in order to get into the property however I live in a very expensive area and the properties I am looking at are currently 700+. 

It started small, just helping to draft LOI's, running down property leads, making calls, but the important thing was just getting in and DOING it. 

I am open to trying what you do with the higher price on one of my properties just to test it.

Generally - the depreciation on the structure, mortgage interest, property taxes, repairs & maintenance, insurance, property manager, utilities, vehicle expenses (mileage), professional fees (reports/CPA), home office (office supplies, percentage of utilities, continuing education).

New to Arizona and I am seeing a few properties with next gen configuration.

Nevertheless, if the RAD investors  actually had loans  collateralized against property they would be in a much better position.

Ultimately, the best thing is to get control of your property and find a good, new tenant.
