Your PM is ultimately responsible they shouldn't be pointing fingers at the  cleaners. 

This could be great news for your Agency Business but not so much for your Investor Business.Investor Business...buy a patch of land and build a Tiny Home Community :)TX could be an interesting landscape between this year and 2018...fingers crossed!

We have a goal of owning enough real estate (buy and hold) to provide a middle class family living so he can retire (I own my firm and my office is in our home so no retiring for me).We have just jumped head first in to real estate investing with our fingers crossed and a ton of prayers said by purchasing a commercial parcel in Ocean Shores which we are designing a multi-family rental for and purchasing at auction an occupied single family home (I'm still cringing).I am slowly learning as I've been "trolling" this site for a couple of months now. 

Ive made them aware of this and the tenant who wasnt on the lease is getting the finger pointed at him by the other tenants.

I use finger jointed primed base board on my rentals as it seems to hold up much better to abuse.

I got a hard money loan for the purchase and rehab, the $4,000 covered closing and my "skin in the game" The property is going on the market next week "fingers crossed" Again, there are many ideas and the neat thing about RE investing is that none of them are more right or wrong than the other, you just need to decide what path you want to take.
