Seller financing?

Do you have a lender that finances these for you or is it all your money/investor equity?

I flipped two my first year and made a great profit $70,000+(2021), I had zero land deals the next year (2022) I had two deals fall thru,  but used my knowledge and resources to get my family into a bigger/newer house ( using subject-to financing), sell my old house and payoff the sub-to mortgage and make $20,000 on top.  

Debt service is way up, revenue is generally down, down payments are way up, financing terms and costs are much worse.The time of fast scaling has passed, unless you're very creative. 

He is open to seller finance with 0% interest.

The typical income from a free and clear rental would probably be $800-1500/month - and on a financed rental probably $300/month on a good day in today’s market.  

To thrive in real estate investing, you must maintain a firm grip on your finances.

We have a decent plan working now, its just a matter of financing and scaling.

If you are looking at it as an investment, and you hire a PM, be happy if it has a negligible cashflow if you are financing. 

However, I don’t yet have the funds for a down payment on another house, and I’m trying to figure out the best option for where to live while I rent the apartment.Do you have any recommendations for managing this transition or tips on finding a temporary place to stay?
