Problem here is, apart from the zoning restrictions of STR, purchasing a property is extremely expensive.

I am currently living in Oregon but will be relocating as soon as i can to Tennessee and starting an LLC. if anyone has a great roadmap, that would be extremely welcomed.

Go look at historical numbers for any 10 year period and see what that looks like in terms of appreciation and rent increases and I'd be extremely happy with those numbers even if I was paying retail.

The best way to deal with these things is to create policies you go by and will only bend under extreme circumstances (this is true for almost everything business, as The E-Myth discusses very well).

This delay is costing me money every day as my property remains vacant.Additionally, their application process is extremely tedious and discouraging for prospective tenants.

Neither of those options are extremely efficient or effective.

This is a bit of an extreme example.. but it is one of many that could take away your ability to rent. 

Texas is difficult as a Californian due to the extremely high Texas property tax, coupled by the CA state income tax.
