I want to learn from experienced landlords here, how much deductible should we choose? 

We have it set up where they can upload their proof on a regular basis right in their online tenant portal.

In this situation we have a former-tenant  hyper sensitive to return of full security deposit (when unit wasn’t returned in good condition) and we are  experiencing a few unique damages.

My local cable, internet, cell and utility companies are already using it to field calls and answer questions online and phone.

Now when your agent actually does the release then they send it to the listing agent and its is the listing agents responsibility to forward that doc to the sellers we do this all the time via docu sign or hello sign or whatever on line document system the local MLS uses.. somehow you seem to have this backwards..

I think every house has probably experienced some sort of water damage at one time. 

They partnered with an experienced realtor who handled most of the contractor coordination while they focused on financing and design decisions..

On the other hand if they are a sponsor that is experienced in stopping a skin in the game, that's a huge red flag for me.c) how open to scrutiny are they?
