The GC can cause you a lot of problems because you have E&O insurance.E&O typically excludes the insurance holder when the insurance holder is a principal in the transaction.

I have been cold calling FSbos and Door Knocking, but usually when I do I exclude mobile homes, so today I called and the seller is selling her Father’s House and she say it is a mobile home, now I continue the conversation, she ask me am I realtor and I said yes, she said we need to sell our home and Father’s home can you help us?

The question you should ask is whether your liability coverages (check your homeowners/GL and your umbrella/excess forms) might exclude bodily injury to a hired worker or otherwise exclude coverage to your tenant's injury while doing this work for you.
