Either by moving a wall, turning the dining room into a bedroom, finishing an attic, or just adding a closet.

Put lights on timers in the building — preferably in a cycle that looks like real people are moving from kitchen to dining room to bedroom each night.

Unless you have a true deadbeat this will work.In most cases it's a matter of having the tenant realize that rent is a priority - before car payments, alcohol, cigarettes, recreational drugs, child support, vacations, gambling, haircuts, and dining out.

Really like the black, classic and elegant.  

It also has better amenities & an elegant overall structure (similar to hotels).
