Would need new floors, cabinets, stove, fridge, installing a ceiling in the kitchen (currently a drop ceiling), trim, and running a water line to be able to install a washer/drier. 

If I sell, I'd probably look to reinvest it elsewhere (probably out of CA) for combination of cashflow (or break even at least) and appreciation.If I do keep it, the only other way I can think of improving performance is to add another bathroom  (becomes 3 bed/2 bath) or another bed and bath (becomes 4 bed/2 bath).

Hi Matthew, Some investors may allow up to a 90% combined loan to value assuming credit and income is enough to support the loan. 

We make $205k combined.

I previously managed the unit myself and rented it out for $1200 with a washer and dryer included.

My short term rentals are in Arvada and my MTR is in Thornton.. they all make a combined total of about $250k in revenue annually...

Washer and dryer: Possibly the most repair prone of all appliances.
